The project's significant upfront investment in a complex modular strategy—which involved prefabricating the 900-foot-long laboratory into massive, 790-ton modules that were barged up the East River and hoisted into place over the active FDR Drive during choreographed overnight lifts—yielded a substantial return by saving an estimated $20 million and shortening the schedule by a full year compared to conventional construction.
